The problem
Landlords in England must have the electrical installation inspected at least every 5 years. Councils enforce it. Agents won’t renew without it. And the certificate has to be in date — not “booked soon.”
Maximum council fine for non-compliance
Maximum validity of a domestic EICR
To fix C1/C2 faults after a failed report
Your current EICR is out of date — or was never issued. Letting agents will not renew a tenancy without one.
No valid certificate means the property cannot legally be advertised or re-let. The deadline is not a suggestion.
Local authorities actively enforce the 2020 regulations. Non-compliance is a direct financial risk.
The inspection has to happen around your tenants — evenings, agreed slots, minimal fuss.
Our EICR inspection process
Appointment times that work around sitting tenants — including evenings and agreed access slots arranged directly with your agent if needed.
Consumer unit, circuits, sockets, earthing and bonding — the complete installation tested against the current wiring regulations, not a walk-through.
Your EICR is issued digitally within 24–48 hours of the inspection — sent straight to you, your letting agent, or the council. Accepted everywhere.
Who it's for
Single properties. A valid certificate every 5 years to stay compliant, keep the tenancy legal, and re-let without delays.
Certificates across a whole portfolio. Reliable turnaround, one point of contact, and simple re-booking when renewals come around.
Buyers' solicitors and mortgage lenders increasingly ask for an up-to-date EICR before completion. Get ahead of the request.
Higher-risk properties, stricter council enforcement, licence renewals that depend on in-date certificates. We work to your deadline.

If the report identifies C1 or C2 faults, the regulations give you 28 days to complete remedial work and confirm it in writing. We explain every observation on the report in plain language and can quote for the remedial work needed to bring the installation up to standard.
Prices start from £110 for smaller properties, with the exact fixed price depending on the size of the property and the number of circuits. You’ll get one confirmed price before booking — no hidden extras or surprise charges after the visit.
A domestic EICR is valid for a maximum of 5 years, or sooner if the report specifies a shorter interval. For rented properties, a new tenancy does not require a new certificate as long as the existing one is still in date.
